German or American Cockroach: Which One Do You Have?

The species decides the treatment, so identification comes first. Nearly every indoor roach call in our area involves one of these two.

Why Roaches Spread Through Rowhomes and Apartments

German cockroaches follow warmth and plumbing. In the brick twins and rowhomes of Upper Darby, Lansdowne, Yeadon and Chester, most built in the 1940s or early 1950s according to Census (ACS) figures, kitchens on either side of a party wall often share pipe chases and open gaps behind the cabinets. Roaches move through those spaces when one side gets crowded or sprayed.

Apartment buildings add trash rooms, shared laundry and frequent move-ins with boxes and furniture. A spotless unit can still pick up roaches from next door, so we check shared walls and ask whether neighbors have seen activity. Landlords and tenants can find more on building-wide service on our apartment pest control page.

A roach out in daylight is a warning sign on its own. German cockroaches hide while the lights are on, so one crossing the counter at noon usually means the cracks behind the cabinets are already crowded. Other signs to watch for are a sweetish, oily odor in the cabinet under the sink and dark smear marks along hinges and drawer corners where roaches rest.

What Our Roach Inspection Covers

Roaches rest within a few feet of food, water and warmth, so we start in the kitchen with a flashlight. Pepper-like droppings, shed skins, empty egg cases and a musty odor show where they concentrate. We check:

  • Behind and under the refrigerator, range and dishwasher
  • Cabinet hinges, drawer runners and the space beneath sink bases
  • Microwave, toaster and coffee maker housings
  • Bathroom vanities, medicine cabinets and the area around the toilet
  • Floor drains, sump pits and laundry hookups in the basement
  • Pipe penetrations into shared walls or neighboring units

Roach inspections focus on the warm, damp spots close to food and water.

German Cockroach Treatment: Gel Bait, Growth Regulators and Cleanup

Gel bait does the heavy lifting. We place small dabs in the cracks where roaches rest; they feed on it and pass it to others through droppings and contact. An insect growth regulator keeps nymphs from becoming breeding adults, which matters because egg cases shield the young from most treatments. Dust in wall voids and under appliances reaches harborage that gel cannot.

The trade-off is that bait has to compete with whatever else is on offer. If grease, crumbs and open food are around, roaches eat those instead. Repellent sprays and foggers also scatter roaches into walls and adjoining units and leave residue that makes them avoid bait, so we ask you to put those products away for the length of the program.

Your Cockroach Control Visits, Step by Step

Most German cockroach work follows the same sequence, adjusted to how heavy the activity is.

  1. Free inspection

We find the hot spots, confirm the species, and check for spread into other rooms or neighboring units.

  2. Written quote

The treatment plan and expected number of visits are written down before we begin.

  3. Prep list

You empty the cabinets under sinks, pull small appliances away from the wall and bag any open food.

  4. First treatment

Gel bait, growth regulator and void dust go into the cracks and harborage we found, concentrating on kitchen and baths.

  5. Follow-up visit

Usually two to three weeks later we check activity, clear spent bait and reapply where roaches are still feeding.

  6. Final check

We confirm activity has stopped and point out the gaps to seal so new roaches cannot walk back in.

How Long Until the Roaches Are Gone?

For the first several days, more roaches may wander into the open; that is the bait at work. Light infestations usually drop sharply within two to three weeks, while heavy German cockroach populations in multi-unit buildings commonly need two or three visits over four to six weeks.

A small roach after the first visit usually means a nymph just hatched from an older egg case, and the growth regulator keeps it from ever breeding.

What Changes the Price of Roach Control?

Across Delaware County, the building type moves a roach quote more than anything else. A detached house in Media with an American cockroach climbing out of a basement floor drain is often a single visit aimed at the drain and foundation. A German cockroach colony in an Upper Darby rowhome kitchen, with pipe chases running into the house next door, usually needs the full bait and follow-up sequence, and the scope widens if adjoining units join the plan. Restaurant kitchens, with grease, cardboard and daily deliveries, are quoted on their own terms once we see the space.

You get a written price once we have inspected. These details move it:

  • Species, since German cockroach programs take more visits than an American cockroach entry problem
  • How heavy the infestation is and how many rooms it reaches
  • Detached house versus a twin, rowhome or apartment with shared walls
  • Whether neighboring units need inspection or treatment at the same time
  • Number of follow-up visits needed to break the egg cycle
  • Clutter and sanitation conditions that affect how well bait performs

Roaches in Rentals: Pennsylvania Law, Leases and Pesticide Rules

Roaches in rented housing raise the question of who is responsible. Pennsylvania courts recognize an implied warranty of habitability in residential leases (Pugh v. Holmes, 1979), and a serious infestation can bear on it, while most written leases spell out who handles routine pest work. In a twin or apartment building, treating one unit while the next stays active rarely holds, so landlords often book adjoining units together. This is general information, not legal advice.

Whoever pays, the treatment itself is regulated. The Pennsylvania Department of Agriculture licenses pest control businesses and tests the applicators who work for them under the state Pesticide Control Act, and gel baits, dusts and growth regulators must each be used the way their EPA-registered labels direct.

Keeping Roaches From Returning

Roaches need water even more than food, so drying out the kitchen is the most effective step you can take. Fix dripping faucets, leave the sink dry overnight and seal gaps around pipes with caulk or foam. Check grocery boxes and secondhand appliances before bringing them inside.

The same plumbing gaps let in other pests. Webs in a damp basement are a sign that spider control may be worth a look, and loose window trim that admits roaches in summer can let in the insects covered under stink bug control come fall.

Where we provide cockroach control

We treat roaches throughout Delaware County's shared-wall neighborhoods. Upper Darby and Yeadon have block after block of twins and rowhomes from the late 1940s and early 1950s, where roaches pass between kitchens through party walls. In Chester, where Census (ACS) estimates show about 60 percent of homes are rented, and in apartment-heavy Lima, frequent move-ins bring roaches along with boxes and furniture.

  • Darby

Trolley-line rowhomes in a borough settled in 1682, half of them rented, give German cockroaches connected kitchens and frequent move-ins to ride along with.

  • Millbourne

With 66% of homes rented and the Market-Frankford Line station at its edge, this tiny borough sees roaches arrive with boxes, bags and furniture.

  • Colwyn

Older homes where Cobbs Creek meets Darby Creek combine damp basements for American cockroaches with shared walls for German ones.

  • Collingdale

Twin and row streets along the Route 102 trolley, median built 1951, share pipe chases that carry roaches from one kitchen to the next.

  • Sharon Hill

Rowhomes near the end of the Route 102 line at Chester Pike, 42% renter-occupied, often need adjoining units treated together.

  • Upland

A Chester Creek mill town with a 1946 median build year and 58% rentals, where old basements and shared plumbing keep roach pressure high.

  • East Lansdowne

Pre-war twins with a 1938 median build year, among the oldest in Delaware County, have party walls full of gaps roaches use between homes.

  • Marcus Hook

A Delaware River port town where 64% of homes are rented and pre-war houses stand close together, so roach work often spans more than one unit.

  • Clifton Heights

Former mill borough homes on Darby Creek, many built around 1951, mix creek-side moisture with the shared walls German cockroaches favor.

Cockroach Control: common questions

How do German cockroaches get into a clean home?

They are usually carried in. Cardboard boxes, grocery bags, used appliances, furniture and even backpacks can bring egg cases or adults inside. In twins, rowhomes and apartments they also walk in through shared plumbing and wall gaps from a neighbor. Cleanliness affects how fast roaches multiply, not whether they arrive, so a spotless kitchen can still end up with them.

How many visits does a roach problem usually take?

Most German cockroach jobs take two or three visits. The first lays down gel bait and a growth regulator, and follow-ups catch nymphs that hatch from protected egg cases. A light infestation in a detached house may clear with one treatment and a check. Heavy activity in shared-wall buildings usually needs the full sequence over four to six weeks.

Why do store sprays make roaches spread?

Most store sprays and foggers are repellent. Roaches sense them, flee into wall voids, ceilings and neighboring units, and settle somewhere new. The spray also leaves residue that keeps roaches away from bait. Together those effects turn a kitchen problem into a whole-house or whole-building problem. If you have used them, tell us before treatment so we can plan bait placement around it.

Do you treat roaches in rowhomes and apartments?

Yes. Shared-wall housing is where much of our roach work happens, especially in eastern Delaware County, where many homes date to the 1940s and early 1950s. We inspect walls shared with neighbors, ask about activity next door and focus on the plumbing runs that connect units. Landlords can arrange for adjoining units to be treated together so the roaches have nowhere to retreat.

Will we have to leave home while you treat for roaches?

Usually not. Gel bait goes into cracks and hinges in small amounts and does not require you to leave. If the plan includes dust in wall voids or a liquid in a basement or drain area, we ask that people and pets stay out of those spots until treated surfaces are dry. You get the specifics before the visit starts.
