Bed bug risks for hotels, rentals, dorms and care homes
Any business where people sleep is exposed, because guests and residents carry bed bugs in with luggage and furniture. A clean property is not immune; what matters is catching an introduction early and keeping it to one room.
Our region has plenty of these properties, from hotels near King of Prussia Mall and Philadelphia International Airport to campuses at Villanova, Swarthmore, Widener and Neumann. For year-round coverage of other pests, see commercial pest control.
- Hotels and motels: high turnover, luggage on beds and racks, and rooms joined by shared walls and connecting doors
- Airbnb and short-term rentals: guests from everywhere, and hosts who may not see the unit for days
- Dorms and student housing: move-in weekends, secondhand furniture and frequent trips home
- Nursing homes and senior living: residents who may not feel or report bites, plus shared laundry and lift chairs
When a guest complaint means bed bugs, and when it doesn't
A bite complaint is a starting point, not a diagnosis. Guests blame bed bugs for mosquito bites from an evening outdoors, flea bites picked up at home and rashes that have nothing to do with insects. Before a room is written off or a refund dispute starts, it needs physical evidence: live bugs, eggs, cast skins or the dark spotting bed bugs leave on mattress piping and headboards.
Real introductions tend to follow travel and move-in patterns. Summer and holiday traffic through Philadelphia International Airport, college move-in weekends at Villanova, Swarthmore and Widener, and a new care home resident arriving with their own chair are all moments when a single bug can come through the door. Where the evidence sits matters too: one bug on a luggage rack points to a fresh arrival, while heavy spotting behind a wall-mounted headboard suggests bugs have been feeding there for weeks.
Room-by-room scope for a commercial bed bug exterminator
A commercial job starts with the room where bugs were reported and works outward: rooms on either side, above and below, plus the housekeeping carts, linen storage and luggage areas that connect them. The free inspection maps where activity is and isn't, so treatment goes where it's needed and clean rooms can stay in service.
Methods follow the findings. Residual crack-and-crevice treatment with follow-ups suits most rooms. For quick turnarounds, ask about bed bug heat treatment and whether it is available for your property.
- Guest, resident or dorm rooms with reported activity
- Adjacent rooms on every side
- Upholstered lobby and lounge furniture
- Housekeeping carts, linen rooms and luggage storage

Scheduling treatment around guests and residents
We're open 7 days, 8 a.m. to 7 p.m., so inspections can be set around check-out and check-in, weekends included. For dorms, summer break and winter recess give the clearest access.
Rooms treated with residual products can usually be occupied once surfaces are dry, but rebooking a room where bugs were found is a management call; many operators wait for a clean follow-up inspection. Neighboring rooms that inspect clean can stay in service.
What happens during a commercial bed bug visit
Report and isolate
Staff take the room out of service, bag linens in place, and keep luggage and furniture from moving to other rooms.
Inspect the room and its neighbors
We check beds, wall-mounted headboards, upholstered chairs, luggage racks and room edges, then the rooms around it.
Plan and quote
You receive a written quote listing the rooms, the methods and the follow-up visits.
Treat
Affected rooms are vacuumed and treated in seams, frames and wall gaps, with encasements advised for the beds.
Follow up
A return inspection about two weeks later shows whether activity has stopped before management releases the room.

What records should managers keep?
Managers need a paper trail: when the report came in, which rooms were inspected, what was found, what was treated and when the room went back into service. Keep a bed bug log at the front desk or nurses' station and add our visit dates and findings to it.
Tell us on the call what your brand standards, insurer or a state agency expects to see, and we'll tell you what we can provide in writing for each visit.
Front-line staff are the early-warning system. Housekeepers who check a few spots at every turnover catch introductions while they are one room, not a floor.
- Fitted sheet corners and mattress piping for dark spots
- Behind and under the headboard
- Luggage rack straps and joints
- Seams of upholstered chairs and sofa beds

Pennsylvania rules for lodging, dorms, schools and care homes
Commercial bed bug work is regulated like any pesticide application for hire: the Pennsylvania Pesticide Control Act of 1973, administered by the Pennsylvania Department of Agriculture (PDA), which licenses pest control businesses and certifies their applicators. Under 7 Pa. Code § 128.31 the business license number appears on service vehicles, so a manager can check it at the curb.
Some properties carry extra duties. If a bed bug turns up in a public school, often riding in on a backpack, Act 35 of 2002 requires the district to follow its integrated pest management plan and notify parents and staff about pesticide applications. Hotels, care homes and dorms may also answer to state agencies, brand standards or insurers, so ask them which records they expect. This is general information, not legal advice.
Can bed bug work stay discreet for guest-facing businesses?
Yes, within reason. We keep the work to the affected rooms, coordinate entry through one point of contact, and plan visits for quieter times inside our 8 a.m. to 7 p.m. hours. Infested items are bagged before they leave a room, so nothing crosses a lobby uncovered.
For short-term rentals, the gap between guests is usually the easiest window. Hosts can use our bed bug inspection page as a guide to what to look at during each turnover clean.

Cost factors for commercial bed bug extermination
Each job is quoted in writing after the free inspection.
Turnover windows shape the plan as much as room count. An airport hotel in Tinicum that can hold a block of rooms off the market for a day allows treatment and inspection in fewer trips than a property that can release each room only between check-out and check-in.
Building type plays in as well. Dorm floors with matching rooms and one mattress per bed are simpler to map than a care home where residents keep lift chairs, keepsakes and their own furniture, all of which need careful handling. Monitoring visits after the job can be added and are listed separately in the written quote.
- Number of rooms with activity, and rooms inspected around them
- Room type: standard guest room, suite, dorm room or resident room
- Upholstered common-area furniture involved
- Method used and number of follow-up visits
- Timing limits such as occupancy and turnover windows
- Ongoing inspections you want scheduled after the job

Where we provide commercial bed bug extermination
Commercial bed bug risk gathers where travelers and students sleep. King of Prussia has hotels and apartments around the mall, Tinicum Township is home to Philadelphia International Airport, Radnor Township takes in Villanova along Lancaster Avenue, and Chester is home to Widener University. Busy turnover in each place raises the odds of an introduction.
- Tinicum Township
Philadelphia International Airport and its nearby lodging bring a constant flow of luggage, the most common way bed bugs reach a hotel room.
- Villanova
Villanova University dorms see move-in weekends, trips home and secondhand furniture, so room-by-room inspection and records matter each semester.
- Aston Township
Neumann University student housing beside the Chester Creek valley turns over each academic year, a common point for bed bug introductions.
- St. Davids
The Eastern University campus on Lancaster Avenue houses students who travel between home and dorm, carrying bags that can hold hitchhiking bugs.
- Middletown Township (Delaware County)
Riddle Hospital and the care settings around Lima and Elwyn serve residents who may not notice or report bites, so staff inspections carry weight.
- Swarthmore
Swarthmore College residence halls and visitor lodging near campus see frequent arrivals, making quick, discreet room checks part of good management.
- Upper Merion Township
King of Prussia hotels and a 45 percent renter share mean high guest and tenant turnover, which keeps commercial bed bug risk steady.
- West Chester
West Chester University and a 65 percent renter downtown put many student rentals under landlords who need clear inspection records.
- Bryn Mawr
Bryn Mawr College and Bryn Mawr Hospital sit on Lancaster Avenue, where residence halls and patient visitors bring bags in and out daily.

Commercial Bed Bug Extermination: common questions
How quickly can a hotel room return to service?
It depends on the method and what the inspection finds. Rooms treated with residual products can usually be re-entered once surfaces dry, while heat-treated rooms are ready once they cool. Many managers wait for a clean follow-up inspection before booking the room again. Rooms next door that inspect clean don't need to leave service at all.
Can you work discreetly outside business hours?
We work within our hours, 8 a.m. to 7 p.m., seven days a week, and plan visits around your quieter periods inside that window, such as late morning after check-out or a weekend afternoon. We deal with one contact, keep the work to the affected rooms, and bag infested items before they move through common areas.
Do you provide documentation for managers and insurers?
Tell us what you need before the visit. We go over the findings for each room with your manager and can discuss what we're able to put in writing, such as rooms inspected, rooms treated and visit dates. Your insurer or corporate standards set their own requirements, so confirm those with them and share them with us.
What should staff do the moment a guest reports bed bugs?
Take the room out of service and move the guest to a room that doesn't share a wall with it, after their luggage and clothing are checked. Don't carry linens or furniture down the hall unbagged. Save any bug on clear tape, note the room number and date in your log, then call us to set up an inspection.
Do nursing homes and dorms need a different approach?
The methods are similar, but coordination differs. In senior living, residents may not feel or report bites, so staff checks of beds, lift chairs and wheelchairs matter more, and families may need notice. Dorms see spikes after move-in and breaks, so inspections go fastest when rooms are empty. Either way, the free inspection sets the scope.
