Swamp Creek and Newer Subdivisions on Former Farmland
Neighborhoods built in the 1990s and 2000s sit beside fields and woodlots, so field mice, stink bugs and ticks are always close. Stormwater basins and Swamp Creek's floodplain keep mosquitoes breeding through summer.
Even newer homes need termite attention: builder soil treatments fade, and mulch beds and wood decks keep moisture against the foundation in this moderate-to-heavy termite zone.
New Hanover changed quickly after the late 1990s, as large developments of colonials and carriage homes replaced corn and soybean fields between the older crossroads. Builders graded those fields flat, set poured basements in clay and planted young trees that give little shade, so siding, decks and patios bake in afternoon sun. Brown marmorated stink bugs and lady beetles collect on those hot walls each September before slipping behind the trim.
Outside the developments, old farmhouses, bank barns and fieldstone foundations remain along the township roads, and their cellars hold camel crickets, mice and the occasional rat. Swamp Creek and its feeder runs flood low pasture and road culverts after heavy storms, and the soft clay along their banks stays wet enough for termites and carpenter ants on nearby lots. Woodlots left between subdivisions carry deer and blacklegged ticks right to new lawns.

Getting from Media to New Hanover Township
We take Route 422 west to Pottstown, then Route 100 north past Gilbertsville, about an hour in normal traffic. Because of that distance, we set appointments when you call. Thom or a member of his team looks the property over for free and leaves the quote in writing.

Gilbertsville, Douglass Township and the Pottsgrove Area
New Hanover sits north of Gilbertsville in neighboring Douglass Township, and Swamp Creek flows through it on its way to the Perkiomen. The township is part of the Boyertown Area School District. Swamp Creek gave the area its early name: German settlers founded the New Hanover Lutheran congregation in the early 1700s at what was then called Falckner Swamp, and its church still stands in the township. Swamp Pike runs through the township toward Gilbertsville, and Route 100 passes just to the west on its way from Pottstown to Boyertown. Most of the land is still split between working farms, woodlots and newer subdivisions, with little commercial development beyond shopping centers and small businesses near the main roads. New Hanover is part of the Boyertown Area School District, whose public school buildings follow Pennsylvania's Act 35 of 2002 rules for integrated pest management plans and notice before pesticide applications. With a renter share near 2%, nearly every call comes from an owner.

Questions from New Hanover Township homeowners
Do brand-new homes in New Hanover get termites?
They can. Builder soil treatments break down over time, and Eastern subterranean termites swarm on warm spring days, often after rain. Homes with mulch beds, wood decks or finished basements can hide activity for years. A termite inspection a few years after you move in sets a baseline.
How can I reduce mosquitoes near Swamp Creek?
Remove standing water weekly from gutters, buckets, tarps and toys, and keep shrubs trimmed so adults have less shade to rest in. Yards near the creek or a stormwater basin will still see heavy activity in July and August. A seasonal yard treatment, scheduled ahead because of the drive from Media, handles the shaded areas.
